Even at small properties, we typically spend 2-3 hours carefully looking over the exterior and interior. An RICS Level 2 Survey (HomeBuyer) and RICS Level 3 Survey (Building Survey) provide an assessment of every element of the structure and fabric of the building.
An RICS Level 2 Survey (HomeBuyer) will identify any significant defects (such as structural cracks, rainwater penetration) and because we spend such a long time at the property, we are able to identify a range of less significant, though still relevant, repair and maintenance issues.
An RICS Level 3 Survey (Building Survey) provides more detail about construction and condition, and is more appropriate for older and unique properties. Defects are analysed and remedies suggested.
